With reference to the proposed surrender of Lease and subsequent re-grant of Building Licence, Lease and Temporary Convenience Letting of the premises at 2A Wellmount Road, Finglas, Dublin 11.
Under Indenture of Lease dated 26th March 1982, the premises at Wellmount Road, Finglas, Dublin 11 shown outlined in red and coloured pink on Map Index No. SM-2010-0452-001 was demised by Dublin City Council to the Trustees of Finglas Council of Social Services for a term of 99 years from 25th March 1972.
The premises is currently occupied by the Finglas Addiction Support Team (FAST) who have recently received government funding and planning permission to replace the existing single storey prefab with a new two storey building on a portion of the site.
In order to regularise matters it is now proposed that the Trustees of Finglas Council of Social Services Limited (the previous lessee) will surrender the premises as outlined on Map Index No. SM-2010-0452-001 and that a Building Licence with Agreement for Lease and subsequent Lease of the area outlined in red and coloured pink on Map Index No. SM-2010-0452-002 be granted to Finglas Addiction Support Team to facilitate construction of a the new building. In addition it is also proposed to grant a Temporary Convenience Letting to the Trustees of Finglas Addiction Support Team (FAST) of the area shown coloured blue on Map Index No. SM-2010-0452-002
The subsequent Lease to Finglas Addiction Support Team (FAST) shall be for a term of 20 years and subject to an initial annual rent of €65,000 per annum abated to €5,000 per annum provided that the premises continue to be used exclusively for the purposes of addiction support and subject to terms and conditions. The Temporary Convenience Letting shall be for a period of 10 years (or until such time as the plot of ground is required by Dublin City Council) for the sum of €100 per annum and subject to terms and conditions.
